El Dorado Hills Market Update: October 2026
If you're thinking about buying or selling in El Dorado Hills this fall, here's what the latest numbers actually say.
Sellers: price it right the first time. September closings in El Dorado Hills landed at about 95% of the original list price, and the average home took 48 days to go under contract. Most of that gap — roughly $47,000 on average — came from price reductions made before an offer arrived, not from negotiations after. The lesson: the market rewards the right price on day one, not a hopeful price in week six.
The sweet spot is under $1.25M. Homes priced under $1.25 million are moving fastest — just 2 to 3 months of supply, selling at about 99% of list price. Above $2 million, supply stretches to around 6 months. Same zip code, very different markets.
Buyers: a window just opened. Mortgage rates dropped this week for the first time in two months — the 30-year fixed fell to 7.32% from 7.40%, according to Freddie Mac. It's still a far cry from the 6.19% of a year ago, but direction matters: on a $600,000 loan, that's about $33 less per month, or roughly $12,000 less in interest over the life of the loan. September pending home sales nationally fell to their lowest level since 2001, which means less competition for the buyers who stay in the game.
The bottom line: sellers need precision pricing, buyers get a small but real break on rates — and the under-$1.25M segment in El Dorado Hills remains the most competitive. If you're weighing a move before year-end, let's talk about what your home and your price range actually look like in this market.
